Mark Dyson Chartered Surveyors are General Practice Chartered Surveyors who for many years have submitted planning applications, mainly on behalf of clients in Cornwall, Devon and Somerset and beyond. We are familiar with the Local Planning Authorities in these areas and are experienced in providing the additional reports (or can refer to other specialists) that the Planners require in order to validate planning applications. • Government policy and new local plans in the Southwest allows the consideration of rural "exception sites" adjacent and near to established settlements for high density residential development and we have been successful in obtaining consent for such sites which would not normally be considered for development.

• We are experienced at gaining consent for residential barn conversions, new farmhouses and other farm dwellings (including agricultural consents) and holiday lodge complexes.

• We also take on planning work at competitive rates for small scale residential and commercial extensions and conversions

  • We can carry out the design and drawings in-house for most proposals for which we are asked, and can usually offer a more cost effective service than going to a local architect.

HOTEL Cornwall -

Recently Mark Dyson Chartered Surveyors gained planning consent for 12,000 sq ft new build hotel (and shooting lodge) on a redundant farm building site. The site is in a prominent position overlooking the Camel Estuary within the AONB, close to Rock and St Minver in Cornwall. In preparing the application, Mark Dyson Chartered Surveyors was aware that there would be objection from the Cornwall AONB unit and from Historic England: so landscaping plans, photomontages and existing and proposed site profiles as well as an outline business plan were prepared to show that the impact of the new hotel would be visually and economically beneficial to the area. The Planning Committee unanimously agreed with the Applicants despite recommendation for refusal from the planning officers.

The owners are the Wills farming family who are major farmers in the Wadebridge area and operate the largest partridge shoot in the West of England. The aim will be to have enough high quality hotel space to accommodate shooting parties between October and February and to accommodate summer guests for the remainder of the year in this exceptionally area of the West Country.
