Mark Dyson Surveyors Ltd are General Practice Chartered Surveyors who, for many years, have been managing planning applications for clients in Cornwall, Devon, Somerset, and beyond. We are very familiar with the Local Planning Authorities and experienced in providing additional reports (or referrals to other specialists such as wildlife ecologists, structural surveyors etc.) that the Planners frequently require to validate applications. Governments of all colours promise streamlining the planning process by reducing unnecessary reports, however the reality seems to be an ever increasing burden on the applicants for specialist reports. We are experienced in interpreting all the Councils' validation lists to assess which reports are and are not necessary and have contacts with an efficient consultation team to carry these out only when necessary.

Planning policy is a constantly evolving landscape: different councils require varying validation reports, and rely on their own locally formed policies alongside National Policy. Most recently, further layers of complexity have been added to the planning system, such as
